How It Works:
I pay top dollar for top quality short sale opportunities. This means nice properties with motivated sellers. At your choice, I will pay you either $250 for the lead at listing, or, 25% of my commission at closing.
What I am Looking for?
Feasible short sale transactions with motivated sellers
Sellers Must:
- Be absolutely serious about not being foreclosed
- Not want to keep the property
- Not want to file for bankruptcy
- Be easy to work with
- Have all paperwork readily available
Property Must:
- Be vacant or about to be very soon
- Expected short sale price must be above $300K (20% below my CMA)
- Must be marketable
- Fixers are OK depending on the situation
- At least relatively well located
Other Considerations:
- I am selective about the bank(s) to deal with
- I need to know the whole situation before I commit to the deal and pay you
Process:
- Call me or email me about your deal
- If I am interested, we sign lead or a referral agreement. You choose
- The owner needs to come to my office, list the property, and show up with most of the requested paperwork. This demonstrates commitment
- If I decide not to take the deal, I won't pay for the lead even if the seller came to my office
- If you want to be paid $250 for the lead I will pay you immediately
- If you want to be paid at closing, you will get 25% of my commission at closing

Short Sales are not for Everybody.
That is understandable. Short sales are labor intensive, take a lot attention, and there is lots of number crunching. Not only that. After waiting a long time, the closings need to be rushed. Like that, as a Realtor, if you are not properly set up, of course you will get frustrated. If you don’t like doing short sales, refer you short sale clients to me.
